A walk through inspection will inform the buyer of any problems with the major components of the home which tend to be the most costly and time consuming to repair. | A pre-purchase inspection offers piece of mind for home buyers purchasing a home. Intended for resale homes a pre purchase inspection provides a thorough visual evaluation of the home's components and systems. If you are present during the inspection (as we suggest) you will receive an immediate verbal briefing of the condition of the home. Informed Decisions will provide all clients with a detailed home inspection report which includes both digital and infrared photos (if applicable) electronically within 24 hours. | A pre listing inspection provides the home seller with a indepth report of any potential problems of the home which could affect the listing value and time on the market. The Pre Listing Inspection is meant to offer peace of mind that there will be fewer surprises during the real estate transaction and give the seller the opportunity to make any repairs to your home to market it more effectively. By making repairs and offering a pre-listing inspection report, you can help create an atmosphere of trust and help instil confidence on your home’s condition. This may help you sell your home faster and closer to its listing price. |

| PRE DELIVERY INSPECTION* - $CALL |
| A pre delivery inspection or PDI, is a thorough examination of a brand new home. It gives the home buyer a chance to walk through the new home with the home builder to document any problems which need to be repaired by the builder prior to delivery. This is a verbal consultation only. |

| TARION INSPECTION* - $95 |
| For newer homes covered under TARION (formerly the Ontario new home warranty program), a warranty inspection provides the home owner the ability to address any deficiencies by the home builder prior to the expiration of the 1 year warranty that begins the day you take possession of your new home. |

| Preventative Maintenance/Seasonal Inspection (with Infrared)* - $250 |
| The Informed Decisions preventative maintenance/seasonal inspection is designed to give the home owner peace of mind that they are doing what is required to upkeep their home and to prevent larger problems in the future. It is designed so that a small problem is identified before they become a larger repair and expense. The Infrared imaging is offered with this inspection to help identify energy losses and to possibly find leakages not visible to the naked eye. This is a verbal consultation only. |
